HOW IT WORKS

New Builds & Remodels

  • Our journey starts with a 20 minute Discovery call.

Here you share with us what's not working for your space and what are your goals. We figure out if we are a right fit for your project and we can then schedule a paid on site consultation (or virtual too should the need arise!) for our Preliminary Design Meeting!

  • When we begin to discuss design

In this 90-min Design Meeting (onsite or virtual) you get to freely dream and express the vision of your project with us. We review your design needs and wish list first-hand and reveal the full potential of your home. We look at any architectural plans you may have, look at what inspires you, how you live in your space, your design style, your goals and how they can be designed to best meet your lifestyle. We provide real information about how you can embark on your project with clear direction taking tastes, timelines and budget into consideration. Need guidance on budget or how much things will really cost? We then go into our Exploratory Phase.

*The fee for the Design Meeting is $485 and will be credited toward any design work we do for you.

  • When we start digging into concrete visuals

Renovation and remodel projects can be intimidating especially when you don’t know how much things can potentially cost. We want you to avoid costly mistakes and less-than-perfect results, so before you start swinging the sledgehammer, we step into the design waters with only our toes and explore high level concepts before diving deeper into the project. We do this by documenting your space and creating the broad strokes of design, including sketches on potential layouts, elevations and provide other visuals. We do the research and legwork to get a contractor best estimates on labor and materials to the level of finishes you want and evaluate with you comfort pricing for any furniture investments with our ‘Budget on the Fly Exercise’. We would then develop an overall budget and have a Budget Review session. This will help to establish your priorities, define the project scope and then we can offer a plan for a way forward in developing the design further with our help!

*Design fee for this Exploratory phase varies depending on scope and particulars of your project. Fees for this phase can be credited to other design services in relation to the agreed scope and as determined by the designer.

    PLEASE NOTE

This phase does not include detailed designs, 3D renderings or the official contractor bidding process. Only high level visuals enough for client to agree to design direction and for a contractor to follow along and supply his best estimates. Detailed designs are done in Design Development phase with subsequent official bidding on projects. Clients can use contractors they want or choose from any of those recommended when bidding inclusive of any Design Build firms that we may work with.

  • Design development, material selections, interior design for furnishings

In this design phase we further develop our concepts and provide you with the complete look and feel of your space. This can include to-scale floor plans, elevations, lighting plans, color schemes, mood boards and 3D renderings where needed. Millwork and custom cabinetry is further detailed and designed.

During this process we will research, present and specify all interior finishes and fixtures need to complete the project. Collaborative meetings would be scheduled along the way to make decisions on finishes and materials as we curate a selection of samples. Together we will finalize selections for consideration such as cabinetry, flooring, countertops, tile selection/layout design, grout selection, plumbing fixtures, light fixtures, mirrors, cabinets, hardware, paint, stain, & wallpaper etc.

Once designs and selections are finalized and approved, a specifications binder will be presented, and we can then move onto bidding out the project.

Should furnishings be a part of the project scope, we will also develop the concepts further with detailed furniture layout plans, furnishings, fabrics lighting, window coverings and other decorative details. A final presentation will be done accompanied by an itemized budget for all items needed and agreed to. Purchasing meetings will be planned for furnishings and any materials or decorative features specified for the building phase. We will present a separate Purchasing agreement for approval, signature and payment in advance of placing any orders to execute the vision.

  • Construction Support & Administration

Here we review the bids with you to finalize plans and you will have complete control over hiring decisions, as you will enter into contractors directly with the concerned contractor.

As the actual construction starts, we will have a project kick off meeting and offer construction support along the way (via phone and in-person site visits) for problem solving and defining details. The purpose of these periodic site visits is to observe the work of contractors to ensure the contractors’ work is proceeding with general conformity with the designer’s concepts and offer reports back to you.
